PRODUCT DESCRIPTION: Flex-N-Seal is an industrial grade white coating used to seal the base of grain bins and also to coat roofs. Flex-N-Seal is a 100% Acrylic based formula that insulates and protect, forming a thick, rubber like blanket of protection that expands and contracts with the bin or roof. Because of the superior reflectivity of Flex-N-Seal surface temperatures are reduced, which lowers interior temperatures. This special formulation resists cracking and pealing from severe heat and cold.
BASIC USE: Flex-N-Seal will provide a highly elastic, weatherproofing barrier over metal (including aged galvanized and prepainted metals), urethane foam, concrete and other approved surfaces. Flex-N-Seal provides a good quality seal at the base of Steel Bins instead of tar.
LIMITATIONS: Do not apply below 50 degrees Fahrenheit (10 degrees C) or when rain is forecast. Applications during periods of low temperature or high humidity will extend drying time. Allow 6 - 8 hours for coating to dry prior to being subjected to rain, heavy dew or temperatures below 50 degrees F. KEEP FLEX-N-SEAL FROM FREEZING. Important: Where ponding water conditions persist beyond 48 hours, roof drains or other corrective measures must be installed to eliminate water build-up prior to coating a roof. The same corrective measures need to be taken when Flex-N-Seal is applied to the base of a bin or building. Metal Roofs: Remove all rust and prime areas where rust and bare metal still remains using a metal primer. Tighten loose fasteners and replace defective or missing fasteners. Repair open seams, small holes, flashings around roof penetrations and skylights with a patching compound. The use of polyester fabric may be used as an alternate to patch and fabric on seams and around protrusions. Note: New metal roofs contain residual oils from the manufacturing process of the panels. Allow a roof to weather six months or etch using a mild acid solution. Urethane Foam: Power wash previously coated urethane foam surfaces to remove all chalk and loosely adhered materials. Repair all cracks and holes with an acrylic compound or polyester fabric before coating. New surfaces require no cleaning and should be coated within the time frame recommended by manufacturer. Concrete: Power wash the entire roof surface. Prime complete area using a concrete primer. Repair cracks and any weakened section of concrete using acrylic patching cement reinforced with polyester fabric before coating. Grain Bins: Flex-N-Seal can be applied with a brush or airless sprayer as follows: 1. Surface needs to be clean and dry before applying. (see Limitations for proper weather conditions to apply) 2. Using a paint brush apply a generous amount of Flex-N-Seal, about 1/16 inch, covering about 2” up the bin and continuing down over the bottom lip and onto the concrete surface. Immediately after applying the Flex-N-Seal lay the polyester fabric over the first layer of coating, ensuring fabric is laid out without wrinkles. Lightly brush to ensure thorough immersion into coating. Should fishmouthing occur, pull on the roll and brush out wrinkles. Overlap seams a minimum of 2”. If the temperature is above 60 degrees, caution should be used so the Flex-N-Seal does not begin drying and form a skin before the polyester fabric is applied. Apply the top coat at the recommended rate of application to complete installation. 3. When using a brush the tendency is to apply the material too thin. Application: Apply with a small brush (avoid excessive brushing), roller or airless sprayer. Flex-N-Seal should be applied in two coats, the finish coat being applied 24 hours after the initial application. This product has excellent suspension and requires minimal stirring. If the roof is hot, spray with water to prevent the coating from drying too fast. May be applied over damp, not wet, surfaces. Do Not Thin. To obtain the additional strength of a single-ply roof, apply a first coat and embed polyester fabric . Once 24 hours have elapsed, apply a second coat. Coverage: Metal (standing seam) 3.5 gal./100 sq. ft. Metal (corrugated) 3.5 gal./100 sq. ft. Concrete 4.5 gal./100 sq. ft. Polyurethane Foam 3-4 gal./100 sq. ft.
Note: Coverage may vary depending on the actual condition of the surface. The coverage rates shown are intended as minimum application recommendations. Over corrugated and irregular metal surfaces, allow for additional surface area by multiplying total square feet by 1.15. Maintenance: It is recommended that the coating installation be checked on a regular basis. Small area touch ups can be made at any time following recommended application procedures.
Maintenance of Graco 3500 Sprayers used in the application of Flex-N-Seal by Gateway Building Systems Dealers: On site rinse machine with pure water. When you get machine back to shop take filter out and scrub by hand. Put bowl back in and dump hot water and a car wash soap (or some other good detergent) in the bowl. Rinse with clear water. Leave pump in cold water overnight. Water level should be to almost the top of the frame. If you have a long time between uses not recommended to leave water sitting in machine due to corrosion. (See winter instructions for sprayers that will not be used for several weeks). Don’t use latex remover of any kind through pump or it will destroy the head which is expensive to replace. During the winter it is a good idea to take sprayer in for servicing and have new O rings and packing replaced. During the winter mix either Linseed Oil or Mineral Spirits with #10 oil (50/50 blend) and fill the pump and hoses. In the spring rinse with hot water and sprayer is ready to go. Information on tip size if using GRACO AIRLESS SPRAYER for applying Flex-N-Seal: * Use at least a size number 29 or larger when applying Flex-N-Seal or you will get the product in but it will plug the tip. * We recommend a 221331 tip size that sprays a 6” band when using it to apply to the base of a bin. * You can use a 221441 tip that sprays an 8” band if you are spraying a roof * When working on a roof you may have to throttle your machine up if it has to lift the product higher.
